Making owning your own home easier
Places for People (PfP) operate the following purchasing schemes (for more information on these schemes please contact the Sales Office):
**Own Home - In partnership with the Co-operative Bank this initiative is aimed at first time buyers, social tenants and key workers. You get a mortgage for 60% of the properties value with the Co-operative Bank and PfP provide you with an equity loan for the remianing 40%.
You make no interest payments for the first five years. In years 5 - 10 repayments are at 1.75%. From year 10 onwards the loan is fixed at 3.75% for the remainder
of the Own Home loan period.
**Home Exchange - Under this scheme you will not have to pay solicitor or estate agent fees and there will be no property chain.
Are you looking for a bigger place the live? Choose a new home with PfP and use the value of your currrent property against the price of a new one - all you need to do is pay the difference.
Are you looking to downsize? Choose a new smaller home with PfP and use the value of your currrent property against the price of a new one - and PfP will pay you the difference back.
Whether your are upsizing or downsizing PfP will arrange for your current home to have two free independent appraisals, they will then give you an offer on your home normally within 5 working days, PfP will instruct a surveyor to visit your property once you have accepted the offer and instruct a solicitor to begin the exchange process on receipt of a satisfactory survey.
'**Homebuy (Shared Ownership) - Buy a share in your new home and pay rent on the remainder.
**Try before you buy - This option is for those people who are unsure as to whether a Places for People home at River's Gate is right for them, or for those who are undecided or unable to commit to home ownership at this time. You will rent one of our properties for up to two years, and if you decide to you want to buy it, the rent you have paid up to a maximum of 12 months will go towards your deposit. Places for People will contribute towards your legal fees and provide 'curtains and carpets'. (Your rent can only be used towards a deposit and is non-refundable)
